Getting Your Home Ready to Sell
So you have decided its time to sell your home but don’t know where to start. Your home should make people say “I could see myself here” not, “What is that weird smell coming from the laundry room?” There are a few things to remember when getting your home ready for sale; and with a couple of minor repairs and some creative organizing, your home will appeal to even the most discriminating of buyers
Simplify!
The first step in getting your house ready for sale is to put yourself in the place of the buyer. Disassociate yourself from your home and look at the big picture. What is the first thing the buyer will notice about your house when they walk in the front door? Is it the massive porcelain dog collection on the bookshelf with layers of dust on them? People tend to collect clutter in their homes especially if they have lived there a number of years. The key is simplicity. Think of things you can pack away to simplify. Consider packing away some of your personal family photos. This will help the buyer see their own family photos and wall hangings. Store those dusty knick-knacks and books from bookshelves. Consider renting a storage shed. The less clutter in your home, the more appealing it will be to a buyer.
Organize those closets and drawers!
When a buyer views a home; they naturally look in every crack and crevice of the home, and yes, that means your bedroom closet. Make sure your “hidden” areas are organized in such a way that you would not be embarrassed if someone were to open that closet and peek inside. If there are things piled and stuffed so tight they fall out when the door is opened, buyers might not think the rest of the house has been well cared for either. Be sure kitchen cabinets and counters are free of clutter as well. Organize pots and pans, the food in the pantry and the appliances on the counters. Don’t overcrowd.
You can never go wrong with fresh paint
Color says a lot about a home, and while your lime green living room adds just the right touch for you, buyers may not like it. Think about neutral colors. Tone it down. Remember, the key to selling your home is to make it simple, yet elegant and charming to someone looking to make one of the biggest investments of their life. Don’t be the house that gets remembered for the hot pink master bedroom.
Fix or replace the little things
Keep in mind buyers will look at everything. Fix the broken light switch cover, replace the closet doorknob that’s missing, patch the holes in the wall, and replace all burned out light bulbs. These things might be small and inconspicuous to you, but it could very well make or break the buyer’s decision.
Keep it clean
Once you have organized and de-cluttered, do a thorough deep cleaning. Make everything shine. Wash all the windows and dust everything. Tidy up everyday. Keep trash out to avoid unpleasant odors. You never know when someone driving by your house will want to see it right away, and you can’t get home to clean it because you’re at work. Nothing says “welcome home” like walking through the front door to a clean, fresh, un-cluttered house.
Curb Appeal
The absolute first thing a buyer will see is the outside of your home. It’s imperative to maintain your lawn and flower beds while keeping your hedges trimmed. No one will want to look at the inside of your home (as beautiful as it may be) if they are turned away by the overgrown shrubs or the patchy unkempt grass.

Which Loan Is Right For Me?
FHA, VA, Conventional, Confused? Understanding loans can be overwhelmingly confusing for some people, and many go with whatever type their lender recommends, however, getting a grasp on the basic differences and definitions of the different types of loans, and which is right for you, is an important step in the home buying process.
Let’s take a look at the different types of loans and what they mean for you, the buyer.
FHA: These types of Loans are insured by the Federal Housing Administration. One of the differences between an FHA and Conventional Loan is the down payment requirement. Conventional loans require 5% down; where FHA only requires 3.5% which can be gifted 100%, which means this program is great for first time home buyers who otherwise might not qualify for a home loan. The credit requirement for an FHA loan is not as strict as a Conventional, meaning that someone with little credit or low credit would be more likely to qualify for this type of loan. In addition income requirements for an FHA loan are lower with a debt to income ratio of 29/41% also, these loans usually come with lower closing costs, (costs, that are not a part of the loan and are to be paid at closing, i.e. attorney’s fees, Abstracting fees, and inspection fees.) with up to 6% being paid for by the seller.
Conventional Loans: The most common type of mortgage, and unlike FHA or VA loans, Conventional loans follow a set of Guidelines set by Fannie Mae and Freddie Mac. Standard income debt to income ratios for this type of loan are 28/36. This loan requires the homebuyer to put down at least 5% of the purchase price, or 20% to avoid the mortgage insurance premium. The requirements for the property being purchased are typically not as strict as an FHA or VA loan, enabling buyers to select from a wider range of properties. However, requirements to obtain this type of loan are stricter, for instance having an excellent credit score, or not having declared bankruptcy in the last 2 years. Someone with excellent credit and can afford a down payment of at least 5% are typically right for a Conventional Loan.
VA Loans: The VA loan was created in 1944 Through the GI bill of Rights and was designed to provide servicemen and their families assistance with buying a home guaranteed with no down payment required. In addition, there is no mortgage insurance with this type of loan. There is what is called a “funding fee.” This fee, currently at 2.5% helps alleviate some of the cost of the benefit off of the taxpayer. There are some who are exempt from paying this fee, such as Veterans who are receiving compensation for service related disabilities. See your local lender for a complete list of exemptions. When making an offer on a home using your VA certificate, there must be an appraisal done on that property to determine if it will meet the Guidelines that the VA has set. The appraisal fee will be the responsibility of the buyer, and the VA will appoint the appraiser. If the appraiser finds anything that will not meet the VA minimum requirements the seller must pay for the repairs needed. To apply for this type of loan the Veteran must first acquire a Certificate of Eligibility which will show proof to the lender that the Veteran qualifies for the loan.
